This is a farm where you will not only see a ton of deer, but also have the opportunity to harvest a mature Illinois whitetail. The amount of deer sign on this property was insane. I could have uploaded twenty plus photos of heavily used deer trails that were running through this lease. As you can see from the ones I did upload, they are using these trails every single day. The CRP is currently in the pollinator program, which was shoulder to head high on me. Yes, there are trees where you can hang a stand, but if it were me, I would set-up a couple elevated box blinds, because I have a feeling this property is going to be off the charts during the pre-rut & rut.
I cannot even imagine the number of bucks that will be scent checking does in those bedding areas. Plus, they will be cruising along the RR tracks and the river, which both areas have great stand locations. The property also has great access. You can enter form the northwest corner or there is another entrance with a locked gate, which runs along the west side where you can quietly enter. On the east side of the property is the Marshall State Conservation Area. There is only two ways it can be accessed, by boat or on the very far northwest corner. This Conservation area should have no effect on this property. The good thing is the west side of the conservation area that borders this farm is planted in row crops (See Photos). This farm is unique, so do not miss this opportunity!
