A very nice farm being offered for lease in Clark County, IL. I have another lease that's within minutes of this property and the current lessee has been very successful. The lease is made up of timber, row crops, pasture ground, and a stream, which holds water year-round. There are also several ponds on the property. These ponds are also providing year-round water, which we all know will beneficial during the pre-rut/rut. I really wish I could have been on this farm prior to it greening up, as I came across numerous deer trails and it was evident the deer are using it, but they are so difficult to show in a picture this time of year and not even worth uploading. The taller grass and underbrush simply cover up the trails. I was able to get a couple loaded that were not yet covered with overgrown underbrush.
The other highlight of this farm is you have access from three sides, north, west, and south, which will be very helpful in beating the wind. The pasture ground, where the cattle will be fenced in is planted in clover and alfalfa, and as you will see in the photos it is coming in very nicely. There is no doubt the deer will be using this as well. There is an 8-to-10-foot buffer from the tree line to the ag field, so you will be able to maneuver freely throughout the property. The landowner has owned this property for many years and is very knowledgeable about how the deer use it and he doesn't mind sharing that knowledge with you. I want to emphasize on the landowner's behalf that he was very adamant about not wanting his buffer strips, row crop fields and his internal roads torn up. The cattle will not effect your deer hunting at all. Usually on the property from June through the end of October.
