Great property for a group of hunters. Property is large and consists of scattered timber, CRP, and lots of cover. Lots of deer, turkey, and hog sign. Plenty of water on this property with some great fishing as well. Landowner states, there has been no hunting for a good period now and they always see deer running around…Lake Texoma is nearby, so there should be some really good waterfowl hunting on this property. Along with fantastic deer numbers, the landowner says there are turkey in the area as well, with several hog sightings.
Stands, feeders, blinds all welcome on this property.
This should be a great property, there are some good deer in Marshall County and with this lease not being hunted, it should produce. Not only for deer but also for waterfowl, dove, hogs, and anything else you decide to hunt. Landowner states varmint hunting should be good also.

Any food plots will be worked out with landowner. No shooting firearms within 150 yards of any structure, archery ok. Four wheelers are for game removal, hanging stands and feeders. No recreational use of ATV'S on this property. All trash, shells etc. to be picked up during your hunt. No alcoholic beverages allowed on property. No drug use allowed on property. No permanent structures put on property without landowner knowledge, waterfowl blinds etc. Property is a working cattle ranch and will be such. Camping will be left up to the landowner, contact them to determine camping privileges.
Should Licensee cause death to ranch animals, Licensee will be assessed a fee of $2,000 per cow, $4000 per bull or between $2,000 and $10,000 per horse based on a third-party appraisal. Fee will be due and payable to Licensor within 30 days of the death.
