Here is a nice central West Virginia farm. It is located right on the Elk River and is bordered by two small creeks to the north and south also. The property is a working sheep farm. They are grazed in the fields rotationally with the use of mesh fencing. Sheep never have access to any of the woods. The woods are mature, with the last timber being cut over 30 years ago. Several oaks are present and produce good mast. Several logging trails have been kept open by the landowner to allow good access throughout the property. During my inspection I found several rubs, old scraps, and good trails leading into the fields. The landowner sees deer in the fields on a regular basis. They have counted as many as 40 at one time. Turkey population is good in this area as well. The property is only about a mile from public access to the Elk River if fishing is something that interests you.
The landowner does have a house at the entrance of the property that he has available as an Air BNB. The house has a garage you could place ATVs in and a place to hang a deer for skinning.
