This property has great potential and has a really good layout.
The NE corner features an alfalfa field that the owner just told me he counted over 45 deer the other night. Every time I have been there, there has been at least a dozen turkey roaming.
The wooded creek bottom through the middle of the property had a ton of rubs, and quite a few good-sized post rubs. We kicked up about a dozen deer in the overgrown, hidden hole at the north end. Another half dozen deer came running over from the neighbors to the south as we were parked in the middle crop field.
No cattle will be on this property unless they get in an emergency situation. The pastures are overgrown with tall grass and a good amount of scattered brush and cedars. The owner may hay some of the grass in the north pasture, and possibly put in a new fence.
The west 80 features some CRP, crops and a couple woodlots.
