185-acre deer and turkey hunting lease in Jackson County. This property is in the very northern part of Jackson County, only a mile or so south of Trempealeau County. What may seem like limited timber, the northeastern corner where one of the timbered areas is located is very secluded and just had that vibe of a sleeper type location. There is also a small pond located in this area that landowner says does hold water unless we have an extended dry spell.
The pictures of bucks in listing are from 2022 and no one hunted the property in 2023. There have been some really good bucks taken in the surrounding area according to the landowner. Besides 2023, there has been limited hunting on this property for several years prior to that. I have walked hundreds of properties over the years and there are some that just seem to have that vibe, especially those that may not appear to be so based off of an aerial. This is one of those properties. I really think someone needs to take a chance on this property.
The grassy water way leading up to the northeast is drivable especially with an ATV. The timbered section on the western side across the road from the house and buildings should also not be ignored. The landowner said there have been some big bucks taken by neighbors on that side and I saw several large trails coming out of it.
This is a deer and turkey hunting lease. Camping requires permission from the landowner as to where and when. This is not guaranteed as he is concerned that camping does not interfere in anyway with farming activities but is willing to discuss. I did see some potential spots for food plots but also required permission from the landowner. If you find an area that is not tilled and might make for a small food plot, the landowner is willing to discuss. Respectful use of ATV for hunting related activities is okay if weather and ground conditions permit, but landowner wants to remind you that no crops can be destroyed in any way.
Landowner does reserve the right to control the coyote population and hunt them once deer seasons are over. You are allowed to as well, but landowner wanted me to state he and whoever he lets do this each year is allowed. Not trying to give you the impression the area is overrun with coyotes just that the landowner wants to keep the population numbers low
