What a great looking rolling hill farm this was to inspect. 280 acres in Central Missouri, that has that feeling of big deer roam here. In fact, the landowner talked about a giant he jumped up this summer, while haying the fields. This farm should set up nicely for a bow or gun, whichever you prefer. Phelps County is a sleeper in the big deer category, but it holds its own for sure each fall. The way this farm is secluded and set up in the valley, one could figure on a lot more deer traffic through this farm during the rut. Playing the water sources during deer season will be beneficial as well.
Landowner is great to work with and I'm sure this farm will be around for years, in the Base Camp system. Landowner does not live on the property, but he does do property improvements during the spring and summer months.

Cabin and outbuildings are off limits
Must text or call the landowner before arriving to hunt
Camping is only allowed for two weeks, while hunting
Fields are hayed yearly
