This 288-acre lease is located in the town of Manchester Kentucky, Clay County, zone 4. It is a very private property that the landowner lives on however he has not allowed to be hunted for years. I inspected this property at the end of March and saw many large deer near the cabin that were not afraid of people. The property is made up of hardwoods and pines. There is a clearing in the middle of the property where the landowner lives. She has free-ranging sheep and other farm and domesticated animals around the house. There are several camping areas on the property with water hookups that can be rented directly from the landowner if needed. There are UTV trails throughout that give you easy access to great hunting areas. This property is very large and has multiple spots with water for game animals. The landowner's son has seen a 5-6 year old buck at the pond on the SW side of the property. I found multiple rubs throughout the property and many old scrapes. Lots of large white oak trees all over the property that the game was actively feeding under. Deer, turkey, and bear have been seen on this property. The fact that there has been no hunting pressure for years leads me to believe there must be some very nice bucks on this property.
