This property lies in a part of Jefferson County with which I am very familiar with. I have managed several leases in the vicinity and even listed and sold the 40-acre block of timber bordering the southwest corner. In 2023, Jefferson County harvested 1,906 deer during the firearm deer season, which ran from November 17–19 and November 30–December 3. This was one of the highest totals in southern Illinois. This lease encompasses a diverse landscape featuring timber, CRP, row crops, water, and bedding areas - a recipe tailor-made for harvesting mature bucks. Although not evident in the aerial photo, the CRP area on the farm's west side is slated for planting this year. Despite initial plans for corn, soybeans may end up being planted because of the wet conditions. The farmer simply cannot get into the fields. Regardless, this farm is going to make a genuinely nice lease. While on the property with the landowner, we encountered both deer and turkey. Several deer we jumped were bedded in chest-high CRP on the property's south side. Despite its modest timber acreage, this farm boasts enormous protentional. The addition of row crops will undoubtedly elevate the farm's potential, by providing both food and bedding. Plus, with the farm's layout and topography, it has all the makings of a prime hunting spot, and I can foresee it yielding great results.
