This 285-acre property is located in Bath Springs, Tennessee, Decatur County. This beautiful 285-acre lease comprises fields and hardwoods and has an amazing spot for duck hunting. This lease is the first property on the river with a separate area you can flood for duck hunting. It has two large duck blinds on it!!! A stream runs in front of the duck blind; the landowner reported that there is a gate that you can close, which would allow you to flood this area for duck hunting after you planted it. There are multiple other fields on the property; The southeast side has a nice hidden field loaded with sign, the north side has a nice field near the river, and the south side has a nice larger field. The fields were planted in hay when I inspected them in late August 2024. The fields had numerous trails coming out of the hardwoods leading into the fields. The landowner has access to equipment if you're interested in putting in a food plot, get with the landowner to find out how much it would cost. I found multiple rubs and many old scrapes. There is a nice area on either side of the swamp with saplings and a large oak hardwood area in the middle. There is an old tree stand here that I would not recommend using. There are some stands on this property that you may use at your own risk. This is a great property with huge potential. Take a look, and I guarantee you won't let it go. Easy access from the south side of this property and from the north side of the property. Great spot for a camper off the main road on the south side.
