A great looking piece of ground in north central Indiana. Deer sign..lots of it...is everywhere.
As you can tell by the pictures, we had a snowfall a day or two before the inspection, so trails and tracks were obvious. There is a high population of deer using this farm.
The way the woods and farm lays is perfect for 4 hunters to spread out and not be on top of each other.
The thing about this farm that stood out to me was the low lying bedding area in the northeast corner of the property. This a large bedding area that will attract deer from the whole area.The bedding area expands off of this farm onto the adjoining ground, but set up on any side of it and you should be able to ambush multiple deer coming to and from the crops. Landowner would prefer to keep the bedding area as a sanctuary for the deer. That shouldn't be a problem since it would be very difficult to hunt the actual bedding area. Also, as a hunter of big deer..I would applaud anyone who keeps a safe haven on their property for bedding. This will only help to attract deer to your lease.
A rare spot that I think a big Hoosier stud could be killed in the early season.
Landowner doesn't live on the farm, but neighbor keeps an eye on it for you year
round.
Landowner does not allow screw-in tree steps or any treestand that pentrates the outer bark of the tree. Ladder stands and climbers are fine.
