This lease is about as solid as they get in an area known for having high populations of deer and turkey. While visiting the property in 85 degree weather in early October, we spotted half a dozen deer, some already munching on the neighbor's wheat, and about 50 turkeys. This property is located less than 45 miles from downtown Wichita!
Located in Harper County, it is actually two separate quarter sections. The most visually appealing quarter is the SE quarter. This is where the landowner resides, and he has done an outstanding job in establishing some excellent habitat. The property is broken up into four separate fields by three different creek beds. One is a spring fed creek that always seems to maintain a steady flow even throughout the droughts of the last several years. The other two are wet weather creeks, which are dry at the moment. All of the fields are in CRP and the landowner has planted some belts of trees along the north end (not visible on the aerial pic). They consist of two rows of cedars, one row of burr oaks, and one row of sumac. The oaks in the middle are full of acorns and there are crops on the neighbor's property to the north.
In the northwest quarter is where the owner says he would go if he was going to hunt himself. It is mostly more of the same CRP, but has a couple of good woodlots on it. The woodlot on the southeast side is approximately 8 acres and was the landowner's favorite spot. Crops are located on all four sides.
The owner lives on site and will be great to work with. He used to hunt some himself, but has lost interest in it over the years.
