Reviewing the aerial before my inspection got me intrigued by this property. After inspecting it my gut told me it might be one of the finest I have ever walked for Base Camp. Lastly, after talking with the neighbor who has 1000 near this property all of my instincts were confirmed. The neighbors QDM policies are to target only bucks over 160" and he has a wall full of bucks all the way up into the 190's. He was a super guy and credits a good deal of the success on his farm to this property due to the fact that it has tons of cover along with minimal hunting pressure for the past dozen years or so.
Property consists of a creek running through the center of the property and CRP around a majority of the timbered ground. There is a really good trail system including a mowed path around the CRP. Heavy deer trails were found throughout the property and I have no doubt this maybe one of the best leases we have ever put out in Wisconsin.
This is a deer and turkey hunting lease only. Respectful use of ATV for hunting related activities is okay when weather and ground conditions permit, but landowner wants you to stay on the trails and not drive through the CRP. No camping or food plots are allowed. No picking of mushrooms, berries or ginseng. Vehicles to be parked in designated areas and supply landowner with license plate and makes of those. Landowner would also like to be contacted prior to each visit to the property.
Landowner will occasionally take hikes, ride ATV or horses on the mowed trails but this is minimal and tends to be more of a summer time activity.
