Here's a perfect square mile for lease in a pheasant hot zone. This property has pheasants and whitetails all over it. There's a nice creek bottom flowing through the entirety of this property. It's the perfect width of cover to hunt pheasants. The lease also has large low wet spots that are full of pheasant cover. You should be able to wear your dogs and buddies out pheasant hunting on this one. I was flushing birds all over this property while viewing it. My dog had lots of nice points as well.
The property has nice large trees scattered around it for tree stands, as well as some great shelterbelts. You should be able to hang 4-5 bow stands easily on this property, and ground blinds would be great all over it.
There's a lot of heavy cover to the north and south of this property. The deer should be on and through this property very consistently. The rut should be dynamite, and gun season doesn't open until the third Saturday in November so you have weeks of rut hunting with no gun pressure.
Spring turkey might be really good as well. I spotted a nice flock about ½ mile away from this property while driving around it.
Waterfowl hunting is great in this area as well.
ATV use for hunting is allowed. Remember, absolutely NO driving on un-harvested crops, or seeded ground. Even when crops are standing you should be able to get around this one on an ATV in the grass.
