This property seems to be very game rich. Located north of Valley Center this will be a great all-around property, for you and your family to use year-round. I really like the layout of this property, and how it has limited access points to the main hunting areas. Almost ¾ of a mile of the Little Arkansas River runs through or along the NW corner of the property. Access from the rest of the west and south sides are very restricted because anybody coming from those directions will have to cross the river, which could be very difficult at times. Jester Creek splits the property down the middle, and I am told the landowner to the north does not allow hunting.
The floodway levee and railroad tracks make the southeast and east boundaries and restrict sightlines from the surrounding properties and from the road. The county owned floodway property to the southwest and north east does not allow hunting.
The first time I was on the property I saw two big tom turkeys and at least a dozen other turkeys in two different groups. I have also seen as many as 11 deer at one time, and the deer sign is very plentiful. I also see ducks in the river and creek quite frequently, and think the geese should flock to these crop fields, which are a rotation on wheat, corn and soybeans. I have even seen a bald eagle on several occasions.
There is an active oil pump south of the creek on the southern part of the property. The oil road provides good access to the southern part of the property coming in from the east.
