This farm borders, Stephen A Forbes State Recreational Area on the east and south sides, which is bow hunting only and makes up over 3,000 acres. This lease is made up of timber, bedding, horse pasture, and water. In the middle of the timber the deer are using this as a bedding area, as it is thick with Russian Olive and Bush Honey Suckle. I jumped several deer in this area, but I have absolutely no idea what they were. When you inspect this property, you will not be able to walk through it, it is just that thick. However, you can certainly skirt the edges. Once hunting, I would completely stay out of that area and hunt the edges, to catch them coming and going. There is plenty of water on this farm that the deer can access during the pre-rut and rut. There is a small pond and a runoff creek that is still holding water. Since we have been so dry all summer, with no rain, I'm assuming this runoff creek is holding water year-round. There is a nice oil road that goes along the south border of the farm up to the oil holding tanks on the east side. The timber has some oak scattered throughout, which are dropping acorns, and there are plenty of stand locations. This is just an all-around nice farm and the pictures should be able to paint somewhat of a picture of how this farm lays out. The owner gives horse riding lessons, so there are horses on the southern section of the property and away from the timber. Quite frankly, these horses are not going to bother the deer. I have several leases with horses, and they are still harvesting nice bucks.
