This is a fantastic turkey hunting property! There were hens cutting during my entire inspection. The rolling hillsides hide the landowner home and gives three different draws and hunting areas. Each finger draw has a crowning hillside leading to the next with plenty of game concealment. The draws run downhill to the north which ends on the neighboring wetland bottom, I could imagine some bucks coming out of those bottoms during the rut. Landowner says there are 3 large turkey groups always cruising the property and he can point out some roost sites. There was no shortage of game sign on the property, lots of trails and deer tracks. Big bedding areas across the neighboring fence lines and plenty of trails crossing to and from. These 80 acres do get some cattle grazing for a short period, likely a few weeks at most landowner says. I can't imagine how thick this place would get without the livestock controlling it some, great access to all of this farm! ATV use permitted for hunting purposes.

Landowner reserving the right to build a couple sun and rain shades in the draw nearest the home that will provide a venue for occasional concerts during summer to the end of June.
