A two-part property with a 66-acre tract within the same section as the 115-acre tract, separated only by a neighbors 80. Each tract is farmed for cattle with the herd generally in the 115 acres into Nov. and then typically moved to the 66 acres for the winter months. Good early season on the 66-acre part where there is a field with alfalfa and legumes. Cattle are kept out of the alfalfa during early season and deer are easily patterned coming to and from. A lot of deer sign can be found coming across the road on both tracts all season long. During the rut I would say this farm would have some excellent hillside glassing of all the properties in the area and hunter could tickle the horns a bit and watch big daddy come in on a string. Late season deer hunting can obviously produce some pattern hunting as you can clearly see by the photos, deer are all over this place going to and from food sources and bedding areas. There were around 8 well-travelled road crossing I found during inspection. This entire area is packed full of wildlife! There are giant bucks in this part of Iowa, and the rolling hills can provide excellent seclusion even on small tracts. Turkey hunting on a short spring green pasture with a few decoys will have the Toms strutting right to you from some of those big neighboring woods. Streams and ponds on the properties ensure some deer traffic in the warm evenings as well. Iowa Zone 4 is one of Iowa's more desired zones for good reason, big bucks!
